Definitions

VAT: Value Added Tax as per Portuguese law. The standard rate is 23%.
PSC: Property Service Charge, set at 15%, covers maintenance, cleaning, and linen services.

    1. Residential Community

     All our holiday homes are located in family-friendly residential areas. These are not meant for business or commercial use.

    • Guests and their visitors must respect the family environment.
    • No illegal, inappropriate, or commercial activity is allowed inside the property or its premises.
    •  Please take care of the property, its furniture, and the neighbors.

    2. Guests & Visitors

    • All guests and visitors must be registered with the Operator at least 24 hours before arrival.
    • Valid ID is required for access approval.
    • Children under 14 must always be supervised in all recreation areas.
    •  Guests are fully responsible for their visitors’ behavior.
    • Maximum visitors allowed: 1 adult and 1 child under 14 per bedroom, with a total of no more than 6 visitors unless approved in advance.
      • Visitor hours: 8:00 AM to 10:00 PM only.
      • Overnight stays for visitors (12:00 AM to 8:00 AM) are not allowed.
      • Access to community facilities (pool, gym, spa) may be restricted based on community rules.

      3. Additional Responsibilities

      • These properties are located in residential buildings; concierge service is not available.
      • Guests use facilities like pool, spa, or gym at their own risk.
      •  Please check the unit within 24 hours of check-in and report any damages or missing items.
      • Children must always be accompanied and are the sole responsibility of their guardians.
      • Guests are responsible for their belongings. The Operator is not liable for any lost or forgotten items.

      4. Noise/Disturbance to Neighbors

      • No loud noise or music between 10:00 PM and 8:00 AM.
      • Do not enter or use a neighbor’s property, pool, or personal items.
      • If any disputes or complaints arise, inform the Operator immediately.
      • Anti-social behavior is strictly prohibited.

      5. Gatherings or Functions

      • All parties and gatherings are STRICTLY PROHIBITED.

      6. Use of Community Facilities

      •  Use of pool or spa must follow community management’s schedule.
      • No glassware allowed in or near the pool area.
      • Safety precautions, especially for children, are mandatory.

      7. Check-In / Check-Out Procedures

      • Standard check-in time: 3:00 PM (4:00 PM for villas)
      •  Check-out time: 11:00 AM
      • Unauthorized late check-out will be charged as a full-night stay.
      • Early check-in or check-out is only possible with written approval and subject to availability.
      • The property is rented “AS IS.” Any major damages must be reported within 24 hours of check-in.
      • If you plan to be away for more than 7 days, inform the Operator to allow periodic inspections (to prevent leaks, damage, etc.).

      8. Barbeque

      •  BBQ is not allowed inside apartments, balconies, or terraces.
      • Use of BBQ is only permitted in designated areas, if provided by the Operator or community management.

      9. Smoking

      • Indoor smoking (including cigarettes) is STRICTLY PROHIBITED.
      • Shisha or hookah is not allowed indoors or outdoors due to safety regulations.

      10. No Pet Policy

      • Only specific units allow pets (subject to approval).
      • If approved, a Pet Addendum must be signed, and the Pet Fee must be paid before check-in.
      • No pets are allowed without prior agreement.

      11. Alterations

      • No changes can be made to the property without prior written approval from the owner.
      • This includes hanging anything on the walls—even with tape.

      12. Waste Disposal

      • Dispose of garbage and recycling in designated bins.
      • Do not leave trash in hallways or shared spaces.
      • Follow the waste collection schedule set by the local municipality.

      13. Parking

      • Guests and visitors must follow all parking rules.
      • Only park in designated spots.
      • Please be mindful of neighbors and do not block other vehicles.
