1. Parties<\/strong><\/h2>\n\n\n\n

\u00a0i. Magna Oura \u2013 A licensed holiday home and vacation rental operator in Portugal, registered under the relevant Portuguese authorities.
ii. Property \u2013 The specific rental unit mentioned in the Guest\u2019s Reservation Form.
iii. Guest(s) \u2013 Any person or group reserving a property from Magna Oura for temporary stay or vacation use in Portugal.<\/p>\n\n\n\n

1.2 HOUSE RULES<\/strong>
<\/strong> All guests must carefully read and agree to our updated House Rules. These rules are a legal part of these Terms & Conditions and must be followed during the stay.<\/p>\n\n\n\n

2. Rights of Property Usage<\/strong><\/h2>\n\n\n\n

Guests agree to rent the property for the duration and rate listed on their reservation confirmation.<\/p>\n\n\n\n

\u00a0All bookings are for short-term holiday use only. These terms do not fall under Portugal\u2019s long-term rental or tenancy laws.<\/p>\n\n\n\n

\u00a0Subletting or allowing others to stay without written permission from Magna Oura is strictly prohibited.<\/p>\n\n\n\n

\u00a0Guests under 19 must be accompanied by an adult at check-in.<\/p>\n\n\n\n

\u00a0Original ID (Passport or national identification card) must be shown by all Guests and Visitors at check-in. No photocopies allowed.<\/p>\n\n\n\n

The credit\/debit card used for booking must be shown at check-in for verification.<\/p>\n\n\n\n

If Guests fail to follow these terms, Magna Oura has the right to cancel the stay and evict the Guest without refund.<\/p>\n\n\n\n

3. Reservation<\/strong> Con<\/strong>firmation<\/h2>\n\n\n\n

Reservations and services are confirmed only after:<\/p>\n\n\n\n

    \n
  • Full payment is received, including rental fees, security deposit, taxes, and other applicable charges;<\/li>\n\n\n\n
  • The Guest receives a confirmation email from Magna Oura with the Booking ID and stay details.<\/li>\n<\/ul>\n\n\n\n

    4. Security Deposit & Damages<\/strong><\/h2>\n\n\n\n

    \u00a0A refundable Security Deposit must be paid before check-in.<\/p>\n\n\n\n

    \u00a0The deposit will be refunded within 7 days after checkout, unless extended review is needed.<\/p>\n\n\n\n

    \u00a0Magna Oura reserves the right to deduct from the deposit for:<\/p>\n\n\n\n

      \n
    • Damage or missing items (interior or exterior)<\/li>\n\n\n\n
    • Lost keys, access cards, or remotes<\/li>\n\n\n\n
    • Extra cleaning (if left in poor condition)<\/li>\n\n\n\n
    • Smoking penalties, odor removal, or disinfection<\/li>\n\n\n\n
    • Excessive utility usage (normal usage is EUR 250\/month per bedroom)<\/li>\n\n\n\n
    • Unauthorized early check-in or late check-out<\/li>\n\n\n\n
    • Charges for services requested during the stay<\/li>\n\n\n\n
    • Any penalties from local authorities or building community.<\/li>\n\n\n\n
    • If damages exceed the deposit, Guests must pay the remaining balance immediately.<\/li>\n<\/ul>\n\n\n\n

      5. Rates, Currency & Taxes<\/strong><\/h2>\n\n\n\n

      \u00a0All rates include Portuguese VAT.

      Local Tourism Tax applies for the first 30 nights of any stay.

      Bookings are valid for a maximum of 3 months per local regulations. Long stays must be renewed with additional Tourism Tax.

      All payments are made in EUR. If paid in another currency, exchange rates and transaction fees will apply.

      Guests must cover any shortfall due to bank or exchange fees if paying via bank transfer.<\/p>\n\n\n\n

      6. Cancellation, Chnages & Refund<\/strong><\/h2>\n\n\n\n

      \u00a0All payments (including rent and service fees) are non-refundable.

      Cancellations, date changes, and no-shows are charged in full.

      Only the Security Deposit is refundable if no violations occurred.

      If Magna Oura cancels a reservation, a full refund will be issued.

      COVID-19 disruptions do not qualify as force majeure or valid reason for refund.<\/p>\n\n\n\n

      7. Penalties & Eviction<\/strong><\/h2>\n\n\n\n

      \u00a0Immediate eviction and forfeiture of deposit will occur if the Guest or Visitors:<\/p>\n\n\n\n

        \n
      • Play loud music, host parties, or create noise after 10:00 PM<\/li>\n\n\n\n
      • Smoke indoors<\/li>\n\n\n\n
      • Bring pets without approval<\/li>\n\n\n\n
      • Damage the property or common areas<\/li>\n\n\n\n
      • Park illegally or block access points<\/li>\n\n\n\n
      • Swear at security or building staff<\/li>\n\n\n\n
      • Engage in illegal activity or violate building community rules<\/li>\n\n\n\n
      • Leave animal waste or damage (EUR 250 minimum cleaning fee)<\/li>\n\n\n\n
      • Dispose garbage improperly<\/li>\n\n\n\n
      • Fail to pay full reservation amount.<\/li>\n<\/ul>\n\n\n\n

        8. Liability Waiver<\/strong><\/h2>\n\n\n\n

        \u00a0Magna Oura is not responsible for:<\/p>\n\n\n\n

          \n
        • Lost, stolen, or damaged personal items<\/li>\n\n\n\n
        • Guest or Visitor injuries, illnesses, or fatalities<\/li>\n\n\n\n
        • Financial losses or unused nights<\/li>\n\n\n\n
        • Weather-related issues, utility cuts, or malfunctioning equipment<\/li>\n\n\n\n
        • Community restrictions (pool, gym, etc.) beyond our control.<\/li>\n<\/ul>\n\n\n\n

          Repairs are handled during working hours (9:00 AM to 6:00 PM).
          Left items are stored for 30 days, then discarded.<\/p>\n\n\n\n

          Definitions:<\/strong><\/h2>\n\n\n\n
            \n
          • Visitor<\/strong>: A person invited to the property by the Guest, not staying overnight.<\/li>\n\n\n\n
          • Property<\/strong>: The holiday rental licensed under Magna Oura, as per local regulations.<\/li>\n<\/ul>\n\n\n\n
