The standard rate is 23%.<br>PSC: Property Service Charge, set at 15%, covers maintenance, cleaning, and linen services.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">1. Residential Community<\/h3>\n\n\n\n<p>\u00a0All our holiday homes are located in family-friendly residential areas. These are not meant for business or commercial use.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Guests and their visitors must respect the family environment.<\/li>\n\n\n\n<li>No illegal, inappropriate, or commercial activity is allowed inside the property or its premises.<\/li>\n\n\n\n<li>\u00a0Please take care of the property, its furniture, and the neighbors.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">2. Guests &amp; Visitors<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>All guests and visitors must be registered with the Operator at least 24 hours before arrival.<\/li>\n\n\n\n<li>Valid ID is required for access approval.<\/li>\n\n\n\n<li>Children under 14 must always be supervised in all recreation areas.<\/li>\n\n\n\n<li>\u00a0Guests are fully responsible for their visitors\u2019 behavior.<\/li>\n\n\n\n<li>Maximum visitors allowed: 1 adult and 1 child under 14 per bedroom, with a total of no more than 6 visitors unless approved in advance.\n<ul class=\"wp-block-list\"><\/ul>\n<\/li>\n\n\n\n<li>Visitor hours: <strong>8:00 AM<\/strong> to <strong>10:00 PM<\/strong> only.<\/li>\n\n\n\n<li>Overnight stays for visitors <strong>(12:00 AM to 8:00 AM)<\/strong> are not allowed.<\/li>\n\n\n\n<li>Access to community facilities (pool, gym, spa) may be restricted based on community rules.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">3. Additional Responsibilities<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>These properties are located in residential buildings; concierge service is not available.<\/li>\n\n\n\n<li>Guests use facilities like pool, spa, or gym at their own risk.<\/li>\n\n\n\n<li>\u00a0Please check the unit within 24 hours of check-in and report any damages or missing items.<\/li>\n\n\n\n<li>Children must always be accompanied and are the sole responsibility of their guardians.<\/li>\n\n\n\n<li>Guests are responsible for their belongings. The Operator is not liable for any lost or forgotten items.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">4. Noise\/Disturbance to Neighbors<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>No loud noise or music between <strong>10:00 PM<\/strong> and <strong>8:00 AM.<\/strong><\/li>\n\n\n\n<li>Do not enter or use a neighbor\u2019s property, pool, or personal items.<\/li>\n\n\n\n<li>If any disputes or complaints arise, inform the Operator immediately.<\/li>\n\n\n\n<li>Anti-social behavior is strictly prohibited.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">5. Gatherings or Functions<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>All parties and gatherings are STRICTLY PROHIBITED.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">6. Use of Community Facilities<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u00a0Use of pool or spa must follow community management\u2019s schedule.<\/li>\n\n\n\n<li>No glassware allowed in or near the pool area.<\/li>\n\n\n\n<li>Safety precautions, especially for children, are mandatory.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">7. Check-In \/ Check-Out Procedures<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Standard check-in time: <strong>3:00 PM (4:00 PM for villas)<\/strong><\/li>\n\n\n\n<li>\u00a0Check-out time: <strong>11:00 AM<\/strong><\/li>\n\n\n\n<li>Unauthorized late check-out will be charged as a full-night stay.<\/li>\n\n\n\n<li>Early check-in or check-out is only possible with written approval and subject to availability.<\/li>\n\n\n\n<li>The property is rented \u201cAS IS.\u201d Any major damages must be reported within 24 hours of check-in.<\/li>\n\n\n\n<li>If you plan to be away for more than 7 days, inform the Operator to allow periodic inspections (to prevent leaks, damage, etc.).<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">8. Barbeque<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u00a0BBQ is not allowed inside apartments, balconies, or terraces.<\/li>\n\n\n\n<li>Use of BBQ is only permitted in designated areas, if provided by the Operator or community management.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">9. Smoking<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Indoor smoking (including cigarettes) is STRICTLY PROHIBITED.<\/li>\n\n\n\n<li>Shisha or hookah is not allowed indoors or outdoors due to safety regulations.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">10. No Pet Policy<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Only specific units allow pets (subject to approval).<\/li>\n\n\n\n<li>If approved, a Pet Addendum must be signed, and the Pet Fee must be paid before check-in.<\/li>\n\n\n\n<li>No pets are allowed without prior agreement.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">11. Alterations<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>No changes can be made to the property without prior written approval from the owner.<\/li>\n\n\n\n<li>This includes hanging anything on the walls\u2014even with tape.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">12. Waste Disposal<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Dispose of garbage and recycling in designated bins.<\/li>\n\n\n\n<li>Do not leave trash in hallways or shared spaces.<\/li>\n\n\n\n<li>Follow the waste collection schedule set by the local municipality.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">13. Parking<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Guests and visitors must follow all parking rules.<\/li>\n\n\n\n<li>Only park in designated spots.<\/li>\n\n\n\n<li>Please be mindful of neighbors and do not block other vehicles.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>14.
